Pursuant to the provisions of the Zoning Ordinance of the County of Butte and the special conditions set forth below: Richard and Audrey Watt is hereby granted a Use Permit in accordance with application filed: 9/10/92 to allow a mobile home as a temporary second residence on property zoned AR -MH -1 located on the west side of Pentz Road, approximately 1600 feet north of Lago Way, Paradise. 1. Failure to comply with the conditions specified herein as the basis for approval of application and issuance of Permit, constitutes cause for the revocation of said permit in accordance with the procedures set forth in the Butte County Zoning Ordinance, including Butte County Code Sec. 24-62. 2. Unless otherwise provided for in a special condition to this use permit, all conditions must be completed by the Permittee within 12 months of the delivery of the countersigned permit to the Permittee. 3. If any use for which a use permit has been granted is not established within one year of the date of receipt of the countersigned permit by the Permittee, the permit shall become null and void and reapplication and a new permit shall be required to establish the use. 4. The terms and conditions of this permit shall run with the land and shall be binding upon and be to the benefit of the heirs, legal representatives, successors, and assigns of the Permittee. SPECIAL CONDITIONS: 1. Occupancy of the mobile home is limited to Ms. Lillie Dickson. 2. No rent is to be charged to the occupant of the mobile home. 3. Meet the requirements of the Butte County Environmental Health Department for domestic water supply and sewage disposal. 4. The mobile home is to be a temporary use on the property pursuant to the requirements of Section 24-304 of the Butte County Code. 5. The Use Permit shall expire two years from the date of issuance of the Use Permit. Upon application, the Planning Commission may grant an extension of the Use Permit not exceeding one year. 6. In the event that the applicant who is residing within the mobile home or the conventional residence, for any reason, moves to another location or is deceased, then in that event, the Use Permit granted herein shall automatically expire and the mobile home shall be removed within one hundred twenty (120) days. In the event the mobile home is not removed within one hundred twenty (120) days pursuant to the terms of the Use Permit, the County shall remove the mobile home and store it at the owner's expense. 7. , The applicant is to pay a deposit or post a bond to cover the cost of removal in the amount of $1,500.00 for a single -wide mobile home $2,000.00 for a double - wide mobile. 8. Meet the requirements of the Building Division of the Butte County Department of Development Services. 9. Must be a mobile home certified under the National Mobile Home Construction and Safety Standards Act of 1974. 10. Applicant must also comply with all other applicable State and local statutes, ordinances, and regulations. I hereby declare under penalty of perjury that I have read the foregoing conditions, that they are in fact the conditions which were imposed upon the granting of this use permit, and that I agree to abide fully by said conditions.
