The Butte County Assessor's records indicate you are the owner of the property. On February.l, 1983 I visited the property and the tenant permitted me to make an inspection of the premises. The following conditions were noted which are in violation of the California Health and Safety Code, Section 17920.3 (a), (d), .(g), and the California Administrative Code, Title 25, Chapter 1, Subchapter 1, State Housing Law Regulations, Section 61 (d), and which pose health or safety hazards to the occupants of the building. 1. The space heater serving the dwelling is unvented and lacks a gas safety valve on the burner mechanism. 2. The entire dwelling shows excessive dampness. Walls and ceilings are mildewed in the rear bedroom. 3. There is evidence of a rat infestation in the building with gnaw holes evident in the kitchen area. 4. The bathroom floor is deteriorated and rotted. Rear bedroom floor is damaged and deteriorated from dampness. The middle bedroom floor is sagging. 5. There are open splices on electrical wiring on the front porch. There is an open ceiling receptacle with exposed wiring in the rear bedroom. 6. Water drainage flows into the living room through the front door, and through the rear wall of the living room. The middle bedroom wall leaks due to rain runoff. The roof leaks in the.middle and rear bedroom per the tenant. The bathroom wall -floor juncture is open to the outside air. 1 It Page 2 These items shall be corrected as follows, and within THIRTY (30) DAYS from receipt of this notice. Obtain all required permits from the Butte County Department of Public Works, 7 County Center Drive, Oroville, CA, prior to making the repairs. 1. Provide a properly installed, approved heating facility with an approved flue, separation from combustibles, and safety shut-off and capable of maintaining a, minimum temperature of seventy degrees Fahrenheit at a point three feet above the floor in all habitable rooms. 2. Eliminate excessive dampness from the building. Repair or replace the mildewed walls and ceiling.. 3. Eradicate the rat infestation.and rodent proof the building. 4.• Repair or replace the deteriorated, rotted bathroom floor. Repair or replace the sagging bedroom floor. Repair or replace damaged or deteriorated bedroom floors including sheathing, supports and cover. 5. Eliminate all open splices, and exposed electrical wiring. 6. Divert water drainage from the front door, and from the rear of the dwelling so water does not flow into the house during rain run-off. Make.all walls weatherproof, seal all openings to the outside so rainwater does not enter the dwelling. _Repair or replace the leaking roof. A reinspection will be made. Failure to comply with this notice will result in the Franchise Tax Board being notified of your non- compliance. You will then be prevented from claiming state tax deductions for taxes, depreciation, amortization, or interest expenses connected with the property as'long as it remains substandard.
