DATE: December 21, 2005
Research on this parcel determined that th parcel was created by Individual Grant Deed
on October 9, 1969. The parcel did hav arcel frontage on a publicly -maintained road. It
was consistent with the General Plan at a time.
The issue was that the zoning at a time of creation was A-3, which required a 5 -acre
minimum parcel. The parcel is y 1.1 acres and did not meet the minimum parcel size,
which would have been requir at the time of creation.
It was discussed at the 12/2 /05 Planner's meeting that either owner applies for a Legal Lot
Determination and receiv a conditional certificate of compliance that will require either
merging with a legal par I or the area/lot gets rezoned to a 1 -acre minimum.
No additional buildin permits shall be issued. If repairs need to be made, please contact
planning for review
