Variance application Dear Mr. Hironimus: Thank you for taking time yesterday to review the above application. We would like to confirm several points that we discussed in relation to the application: I. In regards to the existing ingress/egress from The Esplanade, we are agreeable to either providing a "Right turn only" sign for our customers exiting onto The Esplanade and/or, we are agreeable to making the entrance to our property an "entry only" with our patrons exiting onto White Avenue to the rear of our property before they would enter The Esplanade again. Of the two options, it is our feeling that the "Right, turn only" concept might be best for us and the County. This would eliminate any of the atherrattionlwciuldstill allow to turn eft our onto The Esplanade, whereas p traffic : to turn left from White Avenue. 2. While we are only asking for approximately 104 square feetofbuilding area into the landscaping, we would be agreeable to enhancing our existing landscaping in front of the new drive thru Lane as well as in front and around the trash enclosure. Mar. Zehnder, the Owner of the property is concerned about the overall appearance of the property, and he wants to insure that the final product will actually be an improvement over the existing facility, We are agreeable to providing landscaping with sufficient, height to create an attractive greenbelt along the north property line. Mr. David R. Hironimus, page two... January 31, 1986 It should be pointed out that the existi,ng facility has substantially more greenbelt for a side street Presently that most any other r Property from' Cohasset north ' property is aver Important feature for our busines to the freeway. we do not wish to violate the integrity of Elle s operation, and setback or the neighborhood. Thereforer Please be assured that, we will enhance Our existing greenbelt area to offset the feet that we are requesting. approximate 104 square It should be illustrated herein, that both staff have agreed not to increase the landscapi and the Owpor Of the new drive-thr-o lane. Ing On the west, side 3. We would like to confirm that we have looked at 4 or 5 different ways in which to develop this drive-thru window. We believe that the Plan that we have developed works to the benefit of both the applicant and the County. The alternative plans were Prohibitive cost wise as `cell as not being aesthetically Pleasing. We have designed signed the drive-thru lane to meet the requirements of Public Work keeping the drive-thru lane 25 feet from the radius return On White Avenue. 4, . The basis for sales since the opening our '-'PPlication has been a drop Both Of these facilities Of Arby's and most Ing ities have Drive-thruwindows.
