Butte County Department 'of Forestry/Fire Department: "Butte County Fire Department requests a minimum of 30 foot separation between the new mobile and the existing barn for fire protection. ANALYSIS: This project is a request to allow the placement of a mobile home as a temporary second dwelling on property located at 3143 Morseman Avenue, Chico. The proposed mobile will j be located to the rear of the existing residence on a 1.9 acre parcel. The proposed mobile will not cause any hardship on the adjacent properties or result in any land use conflicts. The adjacent parcels are either vacant or are used for residential purposes. The temporary mobile will be used to house the parents of Mrs. Curtis, t o i removal of the mobile home within 120 days Butte County Code Section 24-304 provides f of the time that it is no longer being occupied pursuant to the code section. The Code also makes provision for the County requiring a bond or deposit at the time of application of sufficient size to cover the removal expense of the mobile home. This is to insure" that the taxpayers at large (via the General Fund) are not charged those expenses should tho County be forced to remove the mobile home pursuant to the code. Of course, if the applicant removes this mobile home voluntarily, then the bond or deposit would be returned. Similarly, if the county removes the mobile home, then only charges actually incurred would be reimbursed from the bond or deposit with the remainder being returned to the applicant. A survey of several mobile home dealerships in. Butte County has indicated a rather wide range of estimated costsofremoval. Cost, of course, would vary due to installation of landscaping,, decks, awnings, and physicalsite characteristics. Taking the median figures and adding a small amount for administrative costs and storage costs, it appears that a reasonable deposit would $1,500 per a I Theseseem home is removed at notome. ensure thatnd the m,ob0leor re cast to the countytsor th reasonable to s e taxpayers. The applicant proposes to place a double -wide mobile home on the property. r YZ CibM11IENDATIONS: A. Find that this prcject is Categorically Exempt from environmental review; and B.
