What size home (square foot, # bedrooms, # baths) am I allowed to build by code? The county does not have a restriction on the size of the home, primary or secondary, under the zoning code. If this proposed home is going to be a second dwelling, the owner must live in one of the two dwellings. Planning setbacks are 50' from property line for the front and 10' for the side and rear. I did notice on the recorded map there is a 100' septic and leachfield setback from the highwater mark of Butte Creek. Cal Fire may require additional side setback. The # of bathrooms will determine the septic and leachfield requirements (contact Butte County Environmental Health at 538-7281). 2. 1 am considering a separate "mother in law" 1 bedroom unit with a small kitchenette. What size can this be and are there any other restrictions? Alternatively, we may want a pool house with no kitchenette instead of the "mother in law". Any restrictions? The county permits a guest house (for transient visitors and guests, not year round residency) of no more than 500 sq ft, no cooking facility, limited counter space (10 sq ft), small sink (15" x 15" max) and a small refrigerator (5 cu ft). If you are going to complete additional work on the garage, a scope of work form will need to be completed. If the work on the garage involves structural changes or repairs, then plans may be required. The 1991 Fleetwood manufactured home will require a permit to remove it at the time you apply for your new house permit. This permit is to assure the existing dwelling is going to be removed, and any ancillary fees associated with the new dwelling unit and parcel are adjusted for the replacement of the existing dwelling. All upgrades and modifications to the manufactured are permitted and inspected by the State of California. It would be best to determine where'the manufactured home will be installed prior to doing any changes to it. The new location may affect the possibility of upgrades to the manufactured home. If you donate the manufactured home or sell it, the new owner should be aware of requirements for the new location it will be installed. If the manufactured home is reinstalled in a State Fire Responsibility Area, High Hazard Fire Severity Zone, it will require modifications to comply with the requirements for'locations within this area classification. It would be best if it was installed, typically, in a Local Fire Responsibility Area. In Butte County, this is a valley location.
