Parcel Creation Deed • If your parcel was not created by a County -approved may, you may be requested to submit a "deed of creation". • Creation deed(s) can be obtained most economically and quickly from the title company that handled your escrow for the purchase of the parcel. • You may simplify and expedite the review process by submitting a deed of creation for the project with your application or as soon as possible after your application has been submitted. A creation deed is the deed that created a piece of land, into its current configuration. This process is commonly called a subdivision. Prior to March 4th of 1972, a parcel of land could be divided by a'grant deed, and gift deeds were recognized until February 9th of 1993. Note: documents that create real property are not limited to grant and gift deeds. Staff is required to review each division to ensure that it was created in compliance with the State Subdivision Map Act, and. Butte County Code. A creation deed is required to determine that the legal description matches the current configuration, the parcel meets applicable zoning requirements, and that the parcel has the appropriate access to a publicly maintained road.
