Code Review Sheet A-0 of Project Plans: a) V -Fire Sprinkler designation was my way of saying the building was a type V-1 hr with a fire sprinkler substitution (Section 508) for the 1 hr. I have changed the designation to a V -N Fire Sprinklered. The areas allowed were based on the V-1 hr. The occupancies are now based on V -N b) The 2x Separation Factor is from Section 505.1.3. The building is separated on all sides. The minimum separation is greater than 40 feet which means we can increase the area of the building by 100% (2x). c) I based the A3 occupancy load on the fixed seats in the sanctuary of 151 + 2(piano & organ) + 15 (on the Chancel for possible drama use) = 168. I have added the Sanctuary room capacity posting on the floor plan and interior elevation on sheets A3 and A7. 2.. Per our conversation I understand that it may not be required for the following reasons as discused and after review of the Section 708. The intent seems to limit transfer of a fire in a concealed space to other parts of a building. In our case the Chancel is confined to a very small area inside the Sanctuary. Fire -blocking would do little good in preventing the spread of a fire if it started within the Chancel. Section 708.2.1 item 6 apparently refers to a floor that has a raised floor on sleepers that is more than one room as they ask for solid blocking under partitions. Applicant shall provide a minimum of 33 parking spaces for the primary operation of the church and provide an area for overflow parking to accommodate an additional 67 spaces for secondary uses and special events. The primary parking area shall meet the standards established in Butte County Code Section 24-240 and the applicant shall submit a detailed parking/site plan to the Planning Division for approval prior, to issuance of building permits. 10. Sign and submit a Right to Farm Statement approved by the Planning Division prior to building permit issuance. 11. Erect and -maintain a minimum 6 ft. high fence along all drainage/irrigation canals that border the parcel and maintain a minimum 20 ft setback from the toe of the ditch for maintenance purposes. 12. A 50 ft. building setback along all drainage/irrigation canals shall be established to allow for any seepage adjacent to the canal that might effect the integrity of nearby structures. 13. Meet the requirements of the Butte County General Plan Agricultural Element requiring a natural , or man-made buffer between the development and the agricultural land use including a 300 ft. no -building setback along the southern property line. 14. The applicant will execute a hold harmless agreement with the County to assure that the County in granting this permit will not be liable for any accident or injury that might result from this permit. 15. Applicant shall also comply with all other applicable State and local statutes, ordinances, and regulations. NEnor changes may be approved administratively by the Director of Development Services upon receipt of a substantiated written request by the applicant. Prior to such approval, verification shall be made by each Department or Division that the modification is consistent with the application, fees paid and environmental determination as conditionally approved. Changes deemed to be major or significant in nature shall require a formal application for amendment.
