sponsor is to be built on either proposed lot
2 or 3. If It is built on proposed parcel 2,
slight to moderate grading can be expected to
raise the ground'leyel which slopes down to
the 'center of parcel. 2 at .25%. Disruption
and compaction to the soil will, depend on
the extent of grading.

PROJECT DESCRIPTION

A-110 zoning of their area so that they va,y divide A. P.
22-21-37, which is 16.32 acre* in size, into paroe:Ls 1,
2, 3, and fid. Parcels 1, 2, and 3 will be 1.06 acre +
and remaining parcel 4 will. be 13.114 acre
ENVIftO &ENTAL SETTING
The project site is 1.0 miles north of Gridley on
Bigg Rd. most native plants and ardmals are
removed from the area as the land is under agricultural
use for orchards and irrigated field crops. What land`
is not cultivated is used; for single family residence
dwellings. The land is basically level with a slope
ranging from .10% to .25%. It is steepest in the center
of proposed parcel. 2. Existing buildings on the site
are as shown on the detall plat of the tentative'
project map enclosed. There is a single family residence
just south of the project, 2 single family residences
across Biggs -Gridley Rd.,, and the in-laws of thr pro-
ject sponsors on the adjacent lot to the north. Houses
in the area are all setback a 551 rr111,1i in. Approx-
imately 2100' from the pi:°oject site to the east is the
Gridley -Biggs cemetary.

Road, identified as AP 22-31-37, Gridley was Jj(,Id as advertised,
hearing Open to the public, Appearing: Mi chael Boeger. Mr.
Boeger stated that the map has not been filed YeLI, Mr. Boeger stated that
lie is waiting for the outcome of the hearing. Mr. Boeger, set out the
circizastances of his request for a v�jriance. The property is in the
Gridley urban area.
Mr, Lawson, Planning DitectOr, stated tl,,iat the property is
not in the urban primary Or secondary spere of influence for Gridley. Tile
pro, is -in the urban area for requirement$ of urban improvements but
no he general plan.
Mr. Boeger stated that the reason for the variance request was
to split the piece of property that has a house on it off and to split; the
property that slopes in the front and drops two or three feet in a swale.
Mr. Boegar stated that the front of property cannot be irrigated as
it floods his neighbors property. The back part of the property will
continue to be used for agricultural purPos8s- Mr. boeger stated that he
thought that this request qualified for a variance.
On motion of Supervisor. 149diganoseconded by Supetvio r Lemke
and unanimously carried, the previous action approving the variance was
rescinded and the matter was sent back to Planning for consideration
a modifidatiW Of the General Plan.

Williams regarding the area'
Commissioner Williams reported that ho viewed the site with
Mr. Boeger and that the property could not he leveled and
that there is too much hardpan close to the surfacehof the
ground for planting an orchard. The land has steep contours
and it is impractical to try and irrigate. Commissioner
Williams feels that Mr. Boeger should be granted -his variance
request.
Commissioner Stutz pointed out that this project was referred
to the Commission to consider a general plan amendment only,
not to recommend approval of a variance.
Mr. Boeger requests, no change in the geror',ral plan designation
or rezoning of the area.
A report will go to the Board of Supervisors that Mr, Boeger
requests the Commission not to consdier a general plan
amendment.
