The overall. impacts are not expected to be significant. lq. The area's soil is rated Class II by the soil conservation service.. Dividing the property will allow 1 additional homesite Wjhich will not take a significant amount of soil out of production: 5 acre parcels with Class II soil are still capable of producing a variety of specialty crops which may be economically viable. ih: A11,1 of Butte County is located in an Earthquake Intensity Zone will. No fault systems are in the immediate area. Adherence to building codes will provide adequate protection to earthquake hazards 8: The current zoning for the area is A-5 (Agricultural -5 acres parcel size), it does not appear that the 5 acre requirement can be maintained for both parcels. A rezone or a variance may be required to allow the crertion of the parcels Support for a rezone would be difficult since it would be a spot zone to benefit one parcel. 13a,c Macedo Road is not a through road and is not fully paved. There are approximately 28 existing residences on this street with a, potential for 5 more. This project represents the potential for a 3,.1% :increase in traffic on `Macedo Road. There are 28 existing lots that take access from Macedo Road. The Butte County Subdivision ordinance restricts cul-de-sac roads to 20 lots. Circulation should be provided_. 14 The proposed parcels are separated from Macedo Road by the Sutter Butte canal:; A bridge willhave to be constructed to gain access to the parcels. This bridge will have to be constructed to accommodate emergency vehicles such as fire trucks, in rcga'rd to weight and width of the vehicles. 14e Macedo Road is not publicly maintained along the frontage of this project. It is in poor condition. EVATTj'ATTON See attached. _4,, YES MAY—RE Nn DISCUSSION OF ENVIRONM2NV1M EVALUATION AP # 022-24-0-005 1b: Some compaction disruption and overcovering of the soil will result from the construction of two homes and accessory uses such as driveways, patios, etc. At a density of one dwelling unit per 5 acres, the overcovering will be approximately 8 to 105116. The overall impacts are not expected to be significant. 1g: The area's soil is rated Class II by the soil conservation sez, vice. Dividing the property will. allow 1 additional homesito which will not take a significant amount of soil out of production. 5 acre parcels with Class II soil are still capable of producing a variety of specialty crops which may be 'economically viable. lh: All of Butte County is located in an Earthquake Intensity Zone VIII. No fault systems are in the immediate area. Adherence to building codes w 11 provide adequate protection to earthquake hazards. 8 The current zoning for the area is A-5 (Agricultural -5 acres parcel size). It does not appear that the 5 acre requirement can bo maintained for both parcels. A rezone or a variance may be required to allow the creation of the parcels. Support for a rezone would be difficult since it would be a spot zone to benefit one parcel. 13a,c: Macedo Road is not a through road and is not fully paved, There are approximately 28 existing residences on this street with a potential for 5 more. This project represents the potential for a 3.7% increase in trafficonMacedo Road. There are 28 existing lots that take access from Macedo Road. The Butte County Subdivision ordinance restricts cul-de-sac roads to 20 lots: Circulation should be provided. 14 The proposed parcels are separated from Macedo Road by the Sutter Butte canal.. A bridge will have to be constructed to gain access to the parcels. This bridge will have to be constructed to accommodate emergency vehicles such as fire trucks, in regard to weight and width of the vehicles: 14e: Macedo Road is not publicly maintained along the frontage of this project. It is in poor condition. The road will have to be improved to meet private road standards.
