therefore revise condition number 2 to read: "2. Provide two-way
traversable access RS 9 LD II to each parcel from a county maintained
road or state highway."
If you should have any questions, please contact Stuart Edell of this

Mr, Mendonsa noted that there is a revised Trap A1.
Mike llvans, of Ron Graves and Associates., said that is the map for 2 parcel::
He inid that two years ago, Lloyd. Blasing owned the entire property --this
parcel., his house and adjacent parcels. He did a parcel map and created a
one acre parcel that was sold to David Ettl. There was then a boundary line
modification with Mr. Ettl and Mr. Ettl was given the portion now shown as
parcel 2 'because Mr. $lasing did not need the property. Now a parcel is
being created, separating the existing house as it once was; There is not
enough usable area for the 4 parcels previously proposed.
rr. Mendonsa asked why the Assessor shows the property as two separate parcels.
tir. Evans thought that maybe they were confused,
I•ir. Mendonsa said that basically what is being created is what the Assessor shows.
Mr. Evans said that was correct. The access would be down the 60 ft. public
utilities easement.
y,r. Reid asked about the easement on the existing parcel shown as 141 on the
AP page.
I4r Mendonsa said that was earlier shown as parcel 3.
Mr. Evans said that is An existing parcel with plenty of room for At, easement
and a t'ence already existing:

Re: Ettl Parcel Map and Bou tdary Tine Modification
A.P.-24-22-136,141,142
Att., John Mendonsa
Dear Mr. Mendonsa.
On behalf of our client, Mr. Ettl, we respectfully request an exception
to Section 10-122 of the subdivision ordinance, namely lot width to depth.
Parcel 1 of Mr,. Ettlls tentative map includes a 65 foot +'fee strip with
frontage on Jusreson Ave. This strip will serve as access to parcels. 1
and 2 of said map. If will no doubt be offered for dedication to the
County.. It will not be buildable because of its need to be an access
easement.,
Thank you for your consideration.
Sincerely,
Ron 'Graves & Assoc ates

Re., Ettl Parcel Map & Boundary Line Modification
A,P , ir'22-24-136,141.147.
Atte John Mendonsa
Dear Nr,, Mendonsa;
COUNTY OF BUTTE
LAND DEVELOPMENT SFC.
SEP 1 1961
As per out conversation of this date, this letter is a follow up of the
order o. events with respect to the above project.
Air. Lloyd Blasing created four parcels via. parcel map 65 page 6 in 'Feb.
1978, He then modified the boundary of his homesite parcels (parcel 3
65 M 6) with parcels 1 and 4 creating a 1..76 acre hoth9site shown as
parcel 3 on 75 T! 74
Dave Ettl was the owner of parcel 4, 65 M 6 and parcel 2,75 M 74, Now
Ettl has sold to Arnold Rothmeier, Mr, Rothmeier does not want the
property Ettl obtained vin 75 M 74 and is therefore r -ating two parcels
plus his homeDite, Mr. Biasing is modifying a 65 foot ± strip to rJr.
Rothmeier for access to the rear, lair, Ettl is buying the two parcels
from Rothmeier and is financing the project,.
I hope this clarifies each persons role in tha project, 1Ir, Biasing
is only modifying his boundary to give fee title to the 65 foot t strip
to Rothmeier for access.
If this is not to your understanding please cuntact us,
81nette'ly,
Ron Graves & Associates
