I enclose four prints of the final map for the George Tann
moto parcel map, including a description for the 30 foot
easement, on Clardy Avenue. The irrigation easement on the
property description is very neblus. The Tanimoto's plan
to relocate this irrigation Glitch in the near future to the
west property line of parcel one, as shown on the map.
The driveway access is now coftinious across the building
areas, the section is approximately 2" of AC over 6" of base.
A concrete apron exixts across thy: frontages of the building
from approximately 27 feet to the buildings. 1 believe the
exixting access meets your standards, and a new encroachment permit
should not be necessary.
The domestic and processing water supply is exixting and I'm
sure has had previous approval of the Health Department. The
new location. of the irrigation ditch will be more than 200feet
from the exixting leach systems, and well system.

IIS. DISCUSSION OF ENVIRONMENTAL EVALUATION
This is a proposed Tentative Parcel Flap to allow the creation of
a 2.94 4- acre agricultural processing parcel and remainder from a
37.45 acre parcel, located on the southeast corner of Clardy Avenue
and River Avenue, 3 mii0s southeast of Gridley. A packing and
storage facility is currently located on the site; along with pro-
ducing orchards: The surrounding land. uses are agricultural ivith
related rural residential uses. The Butte County General. Plan
designates*this area as orchard and Field Crops. The zoning is
A-2, proposed for A-40.
iI. The agricultural processing facility has been established for
some time. The land division would only segregate the processing

parcel. However, future transfer
Of the Processing parcel to ownershipmay result in that
portion of the orchard located on the processing parcel but west
of the irrigation ditch going out of production. The result could
be the loss of approximately 2 acres of productive soils.
8; The proposal conflicts with 20 acre minimum p,j-t,ce1 size policy
of the General Plan for the Orchard and Field Crops land use desig-
nation and the proposed A-40 zoning. Although agricultural processi.t];.
parcels (1 to 5 acres) are considered consistent with the General
Plan, this proposal would not qualify for the agricultural processir)#7
use permit because the area has not yet been rezoned from A-2 (Gencr.h:t)
to an agricultural zone, and the parcels would not meet the propose(]
40 acre lot area requirement.
