DISCUSSION OF ENVIRONMENTAL, EVALUATION This project is a land division of 10.2 + acres to create trio parcels. The property is located adjacent to and south of Tut-ncr Avenue, adjacent to and east of Highway 99, 2 miles south o:( Gridley. Another minor dead. -end road is located along the eastuin property line south off Turner Avenue, possibly available for access to the orchard on proposed parcel 2. Soils on-site are Noncu`. loam and. Honcut sandy loam, productive agricultural soils. Current land use on-site is orchard in the southern area., and rural residential in the northern area (several mobile homes, sheds, and other structures). The surrounding area is predominantly agricultural: orchards to the east, kiwi to the north, and field craps and orchards to the south. Rowever, adjacent on the west is ,i co,,Tae:rciaJ we (truck ;flop care) and the Ilig way 99 thorouglifare. The Butte County General 1'la:n designates the area and site for Agricultura'1 : Orchard and Field Crop l8nd uses (S -acre minimum parcel size). Current zoning is A-2 General; however, the Butte County Planniijg Commission has proposed A-40 zoning, which would preclude this land division H adopted prior to this proposal. ,Area parcel sizes vary widely, from l acre to 130+ acres, although parcols in the immediate area are generally 2 to 13 acres. Considering the Limited project scope, the existing development on -situ and in the immediate area, and the existing access to each parcel, this project is not expected to result in significant environmental impact.
