DISCUSSION OF ENVIRONMENTAL EVALUATION The applicant of this project has requested a use permit and variance to allow the segregation of 111 acres from 242 acres of ;►gricultural land. for use as a homesi.te. The project site is located on the north side of Campbell Avenue, ?s mile east of Larkin Road, approximately 5 miles southeast of Gi-idley. The site and, surrounding properties are zoned A-40 (effective 6-17-82 formerly A-2) under an Orchard and Field Crop General Plan designation. Land uses in this vicinity of the County primarily consist of ag-z-1cultural activities and sparse residential develop- ment Adverse impacts to the environment that would result from approval of the proposed project are minimal. Potential impacts are dis- cussed in individual checklist items in_ the following section. lg, 4di Conditions of approval for segregation of homesites from agricultural land require the non-residential parcel to remain in -agricultural or open space use for a period of 10 years, or until rezoned, This provision adequately protects loss of prune agricultural soils. 8a The project site is located in an area with A-40 zoning in the revised Gridley -Biggs Land Use plan adopted by the Board: of Supervisors on May 13, 1982. The resulting 23 acre segregated agricultural parcel would not meet the minimum size requirements under the A-40 zone.
