Interior nonbearing partitions may be capped with a single top plate installed to provide overlapping at corners and at intersec- tions with other walls and partitions. The plate shall be continu- ously tied at joints by solid blocking at least 16 inches (406 mm) in length and equal in size to the plate or by 1/8 -inch by 11/2 -inch (3.2 mm by 38 mm) metal ties with spliced sections fastened with two 16d nails on each side of the joint. No. 3877). Under the ordinance, a Merger (Lot Line Adjustment) can be approved if one of three options can be satisfied. The Merger appeal was upheld on the basis that the resulting parcels will improve the design. The findings for upholding the appeal are listed below. Uphold the Appeal for the Johnson Merger (MER 04-01), subject to the following findings: A. Due to existing development, the proposed 5.1 acre parcels will provide less conflict with agricultural practices (300 -foot setback) due to the reduction in actual agricultural buffer area from each residential' dwelling on the 5.1 acre parcels compared to the existing 1.0 acre and 9.2 acre parcels. B. Would make agricultural more viable on both properties and reduce any health risks. C.
