Avenue Dear Mr, 2,11endonsa The City of Gr,.dley has the following comments regarding the above noted project . Subdivision of this property is not consistent with Gridl.ey's prezoning (AR -5, which is a five --acre minirat= parcel, size) The area east of Highway 99 is the p, —mery area within Gridley's Sphere of Intl_uence specifical.l tr reserved for future residential growth. The lot sizes and improvements proposed on this tentative map are not conducive to urbanization of the area: 2. The information submitted by the applicant indicatos that drainage will: continue to be directed to ,epi 4,i zr ditdhes It appears that the subject property is bisected by drainage Districts #2056 and #1.. 'Those districts will usually not accept water from outside of their boundaries. You inay want to confirm w,'Lth the districts that existing channelo direct flows in the "proper" direction, Gridley's fire department requests that any approval for subdivision of this property be conditioned upon cbmpl-Alance ,rith all 8tato and local codes, particularly with respoct to water resourQes, hazardous materials, MSD8 forms+ and access roads for emergency vehicles. F uA Additional comments fron the City Bngineer are attache;, to this letter. If you have any questions regarding these commp_ntsy please do not hesitate to call. Bill Schohr Tentative parcel Map A. P. Ito. 24-260-25 4 24-260-26 (Within Sphere) In response to your request, I have reviewed the subject map, and offer the following comments 1. Dedication of a 30 --Foot "half width of right=of-way along Bonnell Avenue should be required, It appears that the parcel north of this Parcel has dedicated additional right-of-way. 2. How is access to be provided "0 the "other lands of owner" or remainder parcel? Will this be a land -locked parcel? I believe that the Subdivision flap Act states that "remaining lands" may be sold without further approval by the local agency, Therefore, I would not recommend approving the creation of a land -locked parcel 3, Thp predeterrjoed well site shown for parcel 2 is within a projection of the proposed street right-of-way, and may be in confl,'ct with a future extension of this street Is it possible to move the well northerly so that it will not be within an extension of the 60' right-of-way? 4. 1 am not aware of the basis for the structure setback lines shown, .but the proposed 50' setback from the Southerly property line on Parcel 2 will not prov de an adequate setback from a street extension across this parcel. B. If the peopo.sed Highway 99 expressway alignment crosses any Portion of this property, dedication of the right-ofyway should be required. If it does not cross the parcel, it may be appropriate to require a ,,ote indicating its location, or to require that its location relative to this parcel be shown on the map "Future buyers of this property may not be made aware of the proximity of the proposed highway, 6, the proposed pa'J.cel sizes appear to be lrge enough to accommodate possible commercial ,4tes adjacent to the future highway, and would seem preferable to minimUM size SR -1 reside tial parcels permitted by the Butte County zoning.,' They do not, howi..er, conform to the AR -5 pre -zoning established by the City of Gridley. If you have any questions about these comments, or if you need any additional information, Please let me know, i' r \ 1 r J 11. ------------------- 40afte 'couiril .. - LA1`.ID OF NATURAL WEALTH A1"4,D' BEAUTY PLANNING DEPARTMENT` 7 COUNTY GENTER'ORIVE OROVILE, CAl ICrNN1A 559654397 T4LEPHONE: (916) 538-7601 January 29, 1991 John D.
