The General Plan designates this area for Agr3,cu1'turgl Resxd�ti#'fiat
land bsesY. 'The zoning is A-5 (Agricultural, 5 acre minimum �
parcel size).t'.
The surrounding area has a rural, residential character with
irrigated pasture uses to the north and northwest, :and meed
gra!zing :and residential uses to the west and south. Parcel sites
range froyA S to 40 acres.
la,g 3c Earthwork resulting from residential development for
these parcels will disrupt and overcover soils. These soil$ are
not considered prime agricultural soils,; however, this project
will'eompr-jmase their future agricultural use and contribute to °
a pattern of conversion of outlying agricultural areas to
residential uses. Construction, activities may require th •t on-
site &-ai`nage patterns be alai .red.
3d,jAlthough the Housing and ;Urban Development ,(BUD) 'Flood
hazard snap do, not shote this area as being subject to flooding
at the 100 year storm level, Seasonal 'high water can be expected

this dr.a'inage pattern during residential construction could either
increase or decrease this local flooding 'hazard.
