The proposala would reduce the overall acreage available .'.or, fa=ing, reducing the commerjal agricultural productivity of the -ite., However, portions of the land could potentially be i1sed for farming subsequent to construction. Two acre parcels are conditionally acceptable on Ag-ricult'Lwal - Residential designated land. 3hi The percolation rate of the soil :1 orated in the western extreme of each property may be rapid (dredger tailings), unsuitable for septic tank - leach :field systems. Local groundwater sources potentially could be contaminated if development were located in this area. The flood -way boundary restricts development potential in this area. The Butte County Environmental Health reports that soil depth and percolation rates are adequate on each proposed parcel. (7 feet deep, 4C-60 minutes per inch perc rate). 3j: The extreme western portions of each site (proposed parcels #4) lie within the designated Feather River floodway (as indicated on the tentative maps). Potential flood, hazards$ threatening people and property, are a possibility. Flood. haz.rrds are posed by a slough within the designated Feather River floodway which parallels the viestern property line. This slough carries water only during periods of Feather River flooding and its high walls and deep channel prevent floodi.ig of the project site, although standing water occurs in the slough at times. According to Mr. Don Struble of the California. Depart- Ment of Water Resources, OT,'Oville of Fico, this section of land along the West side of Highway 70 has not experienced flood problems in the recent past due primarily to protection provided by this slough. Flood potential on the site therefore; is considered to be remote. Flood inforLiatIon is available at all times from the Calif-ornia Department of Water Resources. The Departrent of Water Resources does not recommend the establishment of residential homesites in designated tloodways. Any building site on propojed parcels #4 3hould bo, located near the east pa�-cal boundaries, away from the area of potential flooding shown on the tentative maps. The designated floodway follows the path of the slough as it winds through this area.
