It is contiguous and westerly of Railroad Avenue, being approximately 1500 feet south of South Villa Avenue, and approximately 500 feet north of Louis Avenue. FLOOD AREA DESCRIPTION: The northerly and westerly boundary of the subject parcel is the centerline of a naturally formed creek, being a tributary of Wyman Ravine. The creek's' drainage basin (upgradient from the subject parcel) is approximately 3400 acres in area and involves most of the community of Palermo. The basin's boundaries extend northerly to Oroville-Wyandotte Irrigation District's "North Ditch"; easterly to the ridge above Wyandotte Creek; and, southerly to Louis Avenue. The creek continues southwesterly from the subject parcel approximately 1500 feet to its confluence with Wyman Ravine. This elevation represents a "free-board" of 2 feet between the high water level that could be anticipated from a 100-year flood. R r The land around the building site having a ground elevation below the proposed design elevation extends westerly 300 feet to the railroad tracks; northerly to South Villa Avenue; easterly to 500 feet east of Railroad Avenue; and, southwesterly to San Francisco Bay.1 In the event of flood conditions, all water overflowing the banks of the aforementioned creek could outfall across properties southwesterly of the building site without encountering any continuous and damming physical obstruction having an elevation higher than the design elevation.
