DISCUSSION OF ENVIRONMENh'F►T., EVALUATION Project Description ' 1. Brief Description: Land division of 24 acres to create four parcels of S to 7 acres for agricultural -residential. use. 2. Location West side of District Center Drive at Turkey Avenue, 0.8 mile south off Grubbs. Road, 3 miles east of Upper Palermo Road, southeast of Oroville. 3. Access and Nearest Public Road: Existing access off Grubbs Road. Parcel 4 requires development of a 500 --foot cul-de-sac road off Turkey Avenue for access. District Center Drive and Turkey Avenue are undeveloped traveled paths with no improvements. 4. Method of Sewage Disposal: Septic - leachfield systems 5. Source of Nater Supply: Individual wells 6. Proximity of Power Lines: On the property. 7. Potential for further land divisions and development: Further land divisions not possible under A-5 zoning. Environmental Setting 1. Terrain, a. General Topographic Character: Rolling foothill grassland; gentle hill -top location sloping south and east into the on-site ravine. b. Slopes; Moderate 5-20%. Upslope areas are gentle. 2, Soils a. Types and Characteristics Newville soil series; a shallow moderately shallow (20-40"), gravelly, rocky loam/sandy loam with some clay content. Upslope land areas are very poor. b. Limiting Factotst Shallow soil. Slow permeability. Medium - to -low rangeland capability. Some erosion potential. 3. Natural hazards of the Land. a,. The following impacts and environmental factors have been identified: lb,e:radin of one -tile .:Disruption of soil in the construction (upgrading) of access roads and driveways may result in increased erosion. Develop- ment of four homesites on the side of gentle -moderate sloping grassland. may also cause increased soil: erosion. However, parcel sizes are relatively large, reducing the total percentage of land to be disturbed (�± acTe building sites are probable) 10% of each parcel). However, the general area is developed to rural residential uses to the north along Grubbs Road, though the immediate area has limited use. Area roads, which are unimproved traveled paths, will require development (improvement) to county standards.
