Creation deed(s) can be obtained most economically and quickly from the title company that handled your escrow for the purchase of the parcel. You may simplify and expedite the review process by submitting a deed of creation for the project with your application or as soon as possible after your application has been submitted.. A creation deed is the deed that created a piece of land, into its current configuration. This process is commonly called a subdivision. Prior to March'4'b of 1972, a parcel of land could be divided by a grant deed, and gift deeds were recognized until February 9h of 1993. Note: documents that create real property are not limited to grant and gift deeds. Staff is required to review each division to ensure that it was created in compliance with the State Subdivision Map Act, and Butte County Code. A creation deed is required to determine that the legal description matches the current configuration, the parcel meets applicable zoning requirements, and that the parcel has the appropriate access to a publicly maintained road. The exact date of creation and type of deed will also be verified.
