If no appeals arc timely filed --within ten (10) days ,of the date of the Advisory Agency's approval --with the Clerk of the Board of Supervisors, this action will be final. The conditions of approval must be complied with within twenty-four months from the date of approval by the Advisory Agency. Verify that partial reconveyance and/or midification of trust deeds has been accomplished, if necessary. 3. Verify that there are no delinquent taxes due prior to recording deeds or map. 4. Prepare a map shoving approved boundary line modification and submit to Department of Public Works for checking, approval and recording. 5. After recordation of deeds, contact the Assessor', Office and request that the necessary parcels be combined so that no new parcels are created. 6, File a Record of Survey map or approved alternate. 7. Show all easements of record on the map, 8: mote original lot line on map and note that no structures may be built over Line: Planning condition; 9. All lots must conform to the applicable zoning requirements Inter -Depart a IMemorcandum To: Advisory Agency oe�q FROM: Planning Director SUBJECT: BOUNDARY LINE MODIFICATION FOR GARY COWDEN ON AP##28-34-34, 40 DATE: April 8, 1988 The proposed project is a simple lot line adjustment which will create two parcels of 8.14 and 5.19 acres in size. The project is categorically exempt from the requirements of CEQA. The project is located at the south end of Indian Rock Road approximately 800 feet south of Janda' Road, in the Bangor area. The project site is zoned A-5 (Agricultural, 5 acre parcels) and designated by the General Plan as Agricultural -Residential. The proposed project is in conformance to the zoning and General plan designation. Minimum lot sizes for this area is five acres. RECOMMENDATION Approve subject to the following condition. 1.
