(1) The lot or parcel on which the senior citizen dwelling unit is proposed contains an existing single-family dwelling Unit, (2) The "living area", meaning the interior habitable floor space area of a dwelling unit including basements and attics, but not including a garage or any accessory structure, shall not exceed 1,200 square feet for a detached senior citizen dwelling unit. The "living area" of an attached dwelling unit shall not exceed 640 square feet or 30% of the existing single-famihi unit living area, whichever is greater.
