Failure - to comply with the conditions specified herein as the basis for approval of application and issuance of Permit, constitutes cause for the revocation of said permit in accordance with the procedures set forth in the Butte County Zoning Ordinance, including Butte County Code Section 24-62: 2. TJnless otherwise provided for in a condition to an Administrative Permit, all conditions must be completed by the permittee within 12 months of the delivery of the countersigned permit to the permittee. 3. If any use for which an Administrative Permit has been granted is not established within one year of the date of receipt of the countersigned permit by the permittee, the permit shall be come null and void and reapplication shall be required to establish the use. al. The terms and conditions of this permit shall run with the land and shall be binding upon and be to the benefit of the heirs; legal representatives, successors, and assigns of the Permittee. SPECIAL CONDITIONS: 1. The "living area" meaning the interior habitable floor space area of a dwelling unit including habitable basements and attics, but not including a garage or any accessory structure, shall .not exceed 1,200 square feet. 2.. Senior Citizen Dwelling Unit on a 5.05 acre parcel located at 249 Diablo View Drive, Bangor. The parcel is zoned A-5. The applicant proposes to convert an existing 670 sq, ft. shop located approximately 20 feet south of the residence. The site meets all setback requirements for the zone. The pr-4ject appears to meet all of the conditions requited for a Senior Citizen Dwelling Unit as listed in section 24-202 of the Butte County Code. The following conditions are recommended; (1) The "living area', meaning the interior habitable floor space area of a dwelling unit including basements and attics, but not including a garage or any accessory structure, shall not exceed 1,200square feet. `2) The senior citizen dwelling unit is intended fo, the sole occupancy of one (1) adult 62 years of age or over or two (2) adult persons, ui a of whom is 62 years of age or over.
