The APN at this site is 029-250-037. A sample of soil was obtained from the project site at a depth of 12" below the original ground elevation and was visually classified at Dark Gray Silty Clay. This sample was tested in accordance with UBC Standard 18-2 and resulted in an Expansion Index of 67. Based on this test result, and the soil classification (UBC Class 5), it is our judgement measures must be taken to mitigate possible damage to the structure resulting from soil expansion or long-term soil consolidation. Since this project involves adding onto an existing structure, we are concerned about differential settlement between the old and new structures. Further investigation of the site revealed the adobe clay extends to a depth of about three feet below the existing ground elevation. At this level, a stratum of Tan Clayey Silt was encountered. This soil is like -wise -judged to be UBC Class 5 material, but significantly less expansive than the clay overburden. Also, at this level, the allowable soil bearing pressure can be increased by 40%, to 1400 pounds per square foot. The following recommendations are made to support the structure described above, while minimizing potential damage from soil expansion or long-term consolidation: 1) Construct 12" diameter reinforced concrete caissons, drilled to a depth of 42" below the original ground elevation and spaced at 4'-0" center to center. Care must be taken to ensure the bottoms of these excavations are reasonably flat and free of loose soil or mud. 2) Construct a reinforced concrete grade beam to extend across the tops of the concrete caissons. Any portion of the grade beam footing which extends above the original ground elevation may be reduced in width as allowed by the Uniform Building Code. 3) Reinforcing should consist, as a.minimum, of four 464 vertical bars uniformly spaced in the caissons and contained by no less than two 463 hoop ties below the bottom of the grade beam. Minimum reinforcing for the grade beam should be two 464 horizontal bars, top and bottom, contained in two 463 hoop ties at 12" s.pacing between each caisson. .Wherever new grade beam footings contact existing footings, the horizontal reinforcing should be epoxy -grouted 6" into the existing footings to help equalize settlement loading.
