This project is a request for a variance to allow a mobile home to
be placed approximately 23t from Cle centerline of Rosekrafts Aver.
on the southwest corner of Rosekrans Ave. and 12th St. Rosekrans_
Ave, in
this location has a 401 wide right-of-way, meaning tha the
mobile home would be placed 3 feet from the right-of-way ;line.
Further to the we:',t, approximately in the middle of the subject
property, is an ekisting shop or garage that is presently located
approximately 23' from the centerline of Rosekrans. That shop has;
been in existence since before the adoption of setback requirements
from
streets Comments received from the Department of Public Works
indicate
that there are concerns involving sight distance as the
intersection, of Rosekrans and 12th Street: and that both the mobile
home. and shop and garage would be in the way of future ultimate
development of Rosekrans Ave:. to Public Works' standards, At some
time in the past V; mobile home had been placed in the same location.
