The present zoning. is Ah-t0 (Agricultural Residential - 10 acre 'parcels) and _ A-40 (Agricultural - 40 acre parcels). The Land Use Plan Map of the Butte. County General Plan designates this area as Agricultural-Residential and Grazing and 'Open Land. There are no ,specific or comtnunity plans for the area. The Oroville Airport Environs flan indicates clear zone, approach zone and overflight areas affecting the property. i An EIR for this project was required in 1980. The applicant has rot.prepared an EIR as of this date. In the meantime, the Airport Land Use Commission (ALUC) has adopted an Airport Land Use Plan and its companion EIR. As a result, the Butte County Board of Supervisors adopted the above referenced General Plan it Designation and zoning in January of 1986. It should be noted that the adopted zoning does not permit the creation of parcels the size of those requested by a this application, and the EIR certified by ALUC does not address the site specific impacts of parcels of elle size, design, and density of those requested.
