Mr. Edell said that the conditions are the same as for the previous
application on the property by Eldon. Stohr,
The Public Works conditions were acceptable. The Health Dept,
had told Mr. Edell that the Health Dept. has no problems with the
water and sewage connections,.
Mr. Geddis said tate map is basically that Which was ;already approved
and checked about 5 years ago.
Laura Tuttle said that the corner lott would have to be the proper
size to meet the requirements of the zone. Also, the lots on the
cul-de-sat oiArked with SO ft. frontages would have to have 65 ft:.
Frontages.
It was agreed that posllibly the building setback line would be moved
back in order to provide the 65 ft. frontage.
Ms, Tuttle wanted to know about the status of the access easement.
Mr. Geddis fele it was no problem s3ribe: this map his been proceased
already, but it was agreed that before the Advisory Agency meeting,
the easement should be defined as, to whether it should remain or bbi
deleted

III.. DISCUSSION OF ENVIRONMENTAL EVALUATION
l(b), 3(b,c,j), 16(e): A significant amount of compaction and
overc.overing of the soil may be realized upon complete develop--
ment of the property at the proposed density (e.g. streets,
building structures,"residential improvements, etc.). These
various types of impervious surfacing, in combination with the
moderately sloping terrain and relatively compact soil profile,:
will, in turn, increase the amount of storm water runoff.
Currently, Ruddy Creek, passing just to the north of the subject
property, absorbs most of the surface water runoff. (Reference:
.1-faster Drainage Plan, Thermalito Area--February 1979).
13(a,c, f) : The proposal, will increase local traffic circulation .

134 lot residential subdivision located about 0.6 mile to the
west of this project cite.
Required Mitigation Measures
1. Provide a Vermanent solution for drainage, including the
protection of downstream proper,. from any flooding which
may 'occur at a result of this land division.
