Approval of this Use Permit would, allow the project site to develop a density allowed under the .AR zone within the Thermalito area. The intention of Section 24-87 (b) (1) was to grant appropriate size parcels within the ,AR zoning classification the opportunity to provide for multiple family residential living. Use Permits are required to ensure that the placement of a second dwelling would not be detrimental to the integrity or the character of the zone, and to ensure that there. are no conflicts with the adjoining land uses. The General Plan Des l ig for the project site is Low Density Residential. This land usedesignation envisions urban densities of single family homes on 6500 sq...ft. lots and other residential uses limited to a maximum density of 6 dwelling units per, gross acre The proposed second dwelling unit meets the requirements of the Butte County General Plan and does not exceed the maximum density allowed by a low density residential general plan designation.
