'Development of these lots needs to be in compliance.with`Ordinance 2959, which would -require the following: . 1:' Provide a report attesting to the fact that there is legal access to the property. 2. Either provide documentation and verification of,a vested right.to develop,:,. -or merge.the lots into one,parcel. A 3. Either provide documentation that over 50% of the original -lots in 'the Thermalito Subdivision have been developed with a single family residence or provide legal access.to each lot and construct road along frontage'of each lot t6,the-RS-2B road standard and construct access from.property to County maintained road to the RS -8 -LD -IV road standard.. Development of this property will require connection to a public water supply and public sewer. Dept. of Real Estate. I' am enclosing "a very preliminary drawing of what is proposed by Bob Stahl.. I am told this project will be served by Thermalito Irrigation District for which I will be receiving a will serve letter with the improvement costs . outlined. I will also be requesting the Calif. Dept: of Real Estate to be the"lead "agency `in preparing the draft E.I.R.. I am unfamiliar with the standards that your department will place on i such a project " regarding the road standards. This is one of those old underlying lot situations.
