The dwelling is a one story wood frame dwelling with stucco siding, wood floor, metal roof and pier foundation: The dwelling is provided with natural gas, electricity, public water and public sewer. 1 • This department recommends work to be completed as included within the Rehabilitation Work Specifications dated November 17, 1992. I The following items are required to comply with minimum requirements of the California State Housing Law.' Exterior 1. Repair, or replace the deteriorated front porch. Provide approved steps with uniform treads 'and risers. I 2. Provide approved steps with uniform treads and risers for the back door. Close the side door opening or provide an operable door with approved steps with uniform treads and risers. 4. Repair or replace the roofing as necessary to make the roof weather tight. Replace any deteriorated sheathing or rafters. 5. Repair or ;replace leaking plumbing beneath the residence. 6. Eliminate wood/earth contacts. Replace deteriorated wood. Add support piers or foundation as necessary to provide .a sound dwelling support system. 7. Provide adequate underfloor and attic ventilation. Screen or otherwise make 'the underflook space vermin proof. Interior 1. Provide a smoke detector within each sleeping area and hallway or other area adjacent to a sleeping area. 2. Properly install the hot water heater providing an approved vent and f pressure/temperature relief valve vented to the outside 3. Remove; the inadequately supported masonry chimney. 4. Provide ioperable lavatory, toilet and kitchen sink with hot and cold running water (except toilet) and properly drained and vented waste piping. Provide washable sink counters. 5. Repairor replace the electrical system as necessary to provide a safe electrical system with adequate circuits, fixtures and outlets to meet the electrical needs of the dwelling. i 6. Provide' adequate openable window area for the kitchen (1/10. floor area and 1/2 openable) . 7. Repair !or replace windows as necessary to make the dwelling weather tight. 1 i' Connerly & Associates December 9, 1992 Page 3 Complete the work associated with outstanding building permits and obtain inspections as F required. Obtain permit for the hot water heater replacement, electrical wiring, window replacement and other work underway. Obtain permit for; all new work, all repairs, reconstruction, replacement or patching shall be completed to the extent necessary to result in a finished product.
