The existing lodge hall was built prior to zoning districts in the area, and ptiov to building,` permit requirements in Butte County.' t_ PILL AP 36-01.3-43 Staff Vindings, 9/kS'l83 Pago 2 The proposed expansion of the building would be compatible with the existing use on the property, and would riot create a conflict with neighboring properties. The applicant wis}tes to expand in two phases. The first phase would be an expansion of approximately 700 square feet, with the second expansion to be approximately ` 400 square feet. The completed project would yield a finished floor area of approximately 2800 square feet. The Butte County Parking Ordinance requires one space per 100 square feet of floor area for ;lodge halls. The lodge hall now has a total of 30 spaces provided,, whicl, is in excess of the required parking. None of the existing parking meets the development standards of the parking, ordinance, but does not need to under the provisions for pre- existing parking facilities in the ordinance. Twenty of the parking spaces are located on leased land immediately to the west of the project site. In order to guarantee that that parking space is continually available for the use by the lodge, it is recommended that an parking easement be obtained by the lodge. An alternative would be to provide the required parking entirely on the one - acre site occupied by the lodge. This project is categorically exempt from environmental review. f RECOMMENDATION A.
