The A-10 zone allows one single-family dwelling per parcel. The parcel is non -conforming with respect to the minimum parcel size because the parcel is less than 10 acres in size. Should the primary dwelling on the parcel be catastrophically destroyed it may be reconstructed to the same exact footprint within one year, provided it will not be placed within the required building setback areas and meets sanitation codes in effect at the time of reconstruction. As was told to me, there is a second dwelling unit on the parcel. The Building Division does not have any record of either dwelling unit on the parcel, which may indicate that both dwellings were put on the parcel before building permits were required and were placed on the parcel when more than one dwelling unit was allowed. Due to a lack of information, we cannot determine if the second dwelling unit was legally placed on the parcel. If the second dwelling unit was placed on the parcel legally and if it is destroyed, the second dwelling unit may be reconstructed to the same exact footprint within one year, provided it will not be placed within the required building setback areas and meets sanitation codes in effect at the time of reconstruction. The front yard building setback in the A-10 zone is 50 feet from the center of the road. The side and rear yard building setbacks are 10 feet.
