lb: Approval of the parcel map as proposed will allow aonatruction of
two dwelling units: Because of the nature of the area And Agricultural
uses on-site, it is expected that each dwelling will bo j,t,-jcabed In a
homeaji:�e complex Including a barn and other outb'Lilldtn(,�a, Compac4--A.On
and overcovering of the soil surface Is estimated at load than 2 acres
per parcel.
1g: Soils on-site are of the Vina-Farwell association. They are deep,
course to moderately fine) with at inherent high fertility. the soils
are classed as prime Agricultural.
1h,10a,16a,17a! Underneath the property Is An Active nat�ural gab field.
All of parcel 3and Approxiijately 415 acres of Parcel 2 overlie the gas
field. One well has been mapped at; the east propetby line.
The presenco of this field represents A moderate hazard to Persons and
property. Drilling or pumping of wells could lead to differential
settling of the boil surface, damaging buildings and foundations. 1+,' is
retorrimended that the gas field be mapped as a no-dovelopment area on the
map. Existing gas lines crossing Parcel 2 should similarly be mapped as
a no -development area and appropriate easements provided to holder of
the miriepol rights.
4aod: The property Is currently planted in an orchard. 06voloPm6ht Of
two hdmesit6s and construction of access toads may removos trees. Tree
removal should be kept to a minimum,
89 Parcel 3 14 an expansion of an existing 1.5 acre Parcel. A boundary
line modification has been proposed to expand it to 5 acreb. According
to the Tentative Map the north property line would encompass the
existing barn and exclude the gas well. According to the Department of
