the unit is created in compliance with the existing zoning and subdivision ordinances and the
resulting density is in conformance with the General Plani
4. Two off-street. parking spaces shall be provided forthe senior citizen dwelling unit: in addition:
to the parking spaces required for the primary dwellirig unit.
5. Provide sewage disposal facilities and a potable water supply which meet Environmental
Health requirements.
6. All site development standards as required by the zoning district in which the unit is located
shall be met.
7. Thesenior citizen dwelling unit shall be a conventionally constructed building or a mobilo
home that complies with the, National Manufactured Housing Construction and Safety'
Standards Act of 1974, except that in the "A it, "FR", and "TM" series of zones a mobile
home, as defined,in Section 24-21.28, may be used. Travel, Trailersand recreational vehicles
shall not be allowed as asenlor citizen dwelling unit.
S. The� Butte County Fire Department requires that all new structures moot the Fire Safe
Regulations of PRC 4290 and provide an oil weather access to the site for a 40,000 pound
fire apparatus.
9. The approval of this permit constitutes approval only to the extent that the project complies
with the Butte County Code and all other applicable regulations,
10. The requirements of all concerned governmental agencies having jurisdiction by law,
including but not limited to the issuance of appropriate permits, shall be met.
NOTEi Minor changes may be approved administratively by the Director of Development Services
or his designee, upon receipt of a substantiated written request by the applicant. Prior to such

3. It is important that the applicant supply an accurate description of the location of
the proposed project, including the following:
a. Assessor's parcel number(s) (from the tax bills or Assessor's maps).
b. Street addresses (if available).

4. Twenty (20) copies ofa detailed plot plan of adequate scale to clearlyshow proposed

5. The "Application for Administrative Permit" is subject to review by County Staff
and approval by the Planning Director. Any special condition's of approval shall
be made a p3r-t of the approved "Administrative Permit" and shall be binding on
the applicant. The procedures for County action On Administrative permit
applications ate stated In Chapter 24 of the Butte County Code.
6. In approving an, Administrative Permit, the Planning Director may include such
conditions as are deemed reasonable and necessary under the circumstances to
preserve the integrity and character of the zone and to secure t I he general
purposes of the Butte County General Plan and Chapter 24, of the Butte County'
Code, In general, said conditions will be listed 88 standards in Chapter 24 for
each, use. In unique situations additional conditions may be added so loiig as
they are reasonably related to the use for which the permit is requested,

The following conditions shall be applicable to all Large Family Day Care faclIMNIS sAefined by section 24-
201 of the Butte County Code and located within the unincorporated' ea e County. It is the

an Admioistrative Permit, The applicant shall be responsible for providing /as.'requested by the County,
informirdlon or proof, of compliance with the conditions.
1. The facility is a single family residence that Is the pri cloal res provider and the use is

Z Properties proposed for Large Family day care shall be locited at least 500 feet driving distance
from any other Largo Family day care property and the grahtlng of the permit shall hot result in any
residence being bounded on more than one side by a Urge Family day care.
I Large Family day care homes shall meet the followirij traffic control measures:
a, In addition to provildingthe required number of parking spaces for the residential use, one
off tAreet parking space for each employee of the facility and I one off street parking
space/loading area shall be provided. The driveway area may be Used to'meet this
requirement.
b. Large Family day care homes located on principal or minor arterial roads as designated by
the General Plan CirculationEleaent shall provide drop-off and pick-up ate � s which prevent

REGULATIONS FOR SENIOR CITIZEN DWELLING UNITS
BUTTE COUNTY PLANNING DEPARTMENT
The following conditions shall be. applicable to all Senior Citizien Dwelbling Units a's defined in section 24-202 of the
Bute County Code and located within the unincorporated area of Butte County. It is the agrilicants resnprisibilily
to insure that these conditions have been or can be met orior to the goolication for an Administr tive Permit. The
applicant shall be responsible for providing, as requested by the County, information or proof of compliance with
the
(1) The lot or parcel on which the senior citizen dwelling unit is proposed contains an existing single"farrilly dwelling
unit.
(2) The "living area', meaning the interior habitable floor space area of a dwelling unit including biisementg and
attics, but not including a garage or any accessory structure, shall hot exceed 1,200 square feei: for a detached
senior citizen dwelling I Unit. The "living areal� of an atte-1hed dwelling unit shall not exceed 640 square feet or
30%.of the existing singte-family dwelling unit living area, whichever is greater.
(3) The senior citizen dwelling, unit Is intended for the sale occupancy of one (1) adult 62 years of ago or over or
two (2) adult persons, one of whom is 62 years of age or over. An affidavit of compliance 1with the age
requirements of this section shall be recorded In the office of the Recorder prior to issuance of building permits.
Said affidavit shall include the legal description of thellot or parcel and shall constitute a covenant running with
the land, binding upon the original owners and their heirs, successors and assigns, limiting the occupancy of
the senior citizen dwelling unit to the conditions described in this zection.
(4) The senior citizen dwelling unit shall not be sold Las a separate Unit unless a parcel containing the unit Is created
in' compliance with the existIng zoning and subdivision ordinances and the resulting density is In conforman L ce
With the General Plan.
(5) Two, off-street parking spaces shall be provided for the. senior citizen dwelling unit in addition to the parking
�paces required for,the . prim I ary dwelling unit.
(6) Adrquate sewer and water facilities shall be provided subject to the approval of the Environmental Health
Department.
(7) All site development standards as required by the zoning district in which the unit Is located shall be met,

drainage ways or ditches on parcels shall be shown on the map Included with the application and shall be
reviewed and approved by the Department of Public Works.

include the legal description of the lot, or parcel and shall constitute a covenantrunning,
with the land, binding upon the original owners and their heirs, successors and assigns,
limiting the e occupancy of the senior citizen dwelling unit to the conditions described
in this section.
3. The, senior citizen dwelling unit shall not be sold as a separate unit unless a, parcel
containing the unit is created in compliance with the existing zoning and subdivision
ordinances and the resulting density is in conformance with the General Plan.
4. Two off-street parking spaces shall, be provided for the senior citizen dwelling unit in
addition to the parking spaces required for the primary dwelling unit.
5. Provide sewage disposal facilities and a potable water supply whichmeet Environmental
Health requirements.
6. All sit development standards as required by the zoning district in which the unit is,
located shall, be met.
7. The senior citizen dwelling unit shall be a conventionall I Y constructed building, or a mobile
home that complies With the National Manufactured Housing Construction and. Safety
Standards Act of 1974, except that in the "A", "FR", and "TM!' Series of zones a mobile
home, as defined in Section 24-21 .28, may be, used. Travel Trailers and recreational
vehicles shall not be allowed as a senior citizen dwelling unit.
8. The Butte County Fire Department requires that all new structures meet the Fire Safe
Regulations of PRC 4290 and provide an all weather access to the site for a 40,000
pound fire apparatus.
9. The approval of this permit constitutes approval only to the extent that the project
compiles, with the Butte County Code and all other applicable regulations.
