The present zoning is SR-1 (Suburban Residential, 1 acre parcels). The Land Use Plan Map of the Butte-County General Plan designates this area as O&FC (Orchard and Field Crops). There are no specific or community plans for th.e area. The 'Genn.ral Plan. Land Use and the Zoning designations on this parcel and surrounding parcels are it with one ano-ther. Past policy by the Board of Supervisors has been to allow land divisions down to one acre minimums along Lott Road. This request does comply with the zoning standards and is consistent with surrounding land uses and parcel sizes. In reviewing the General Plan Lard Use Policies, an Agricultural-Residential designation would appear to be a more appropriate land use for the site. This division may conflict with land use and zoningproposals by the Durham-Dayton Nelson Citizen's Advisory Committee. The latest recommendation designates this area as A-5 (Agricultural, 5 acre parcels) zoning, with Orchard and Field Crops as tht, General Plan designation.
