The present zoning is A-5 (Agricultural, 5 acre parcels). The Land Use Plan Map of the Butte County General Plan designates this area as Orchard and Field Crops. The General Plan stipulates that zoning and land division below 20 acres are contingent upon meeting three conditional criteria, (1) ,Predominant parcel size in the area is 5 to 10acres. (2) The project is within the vicinity of urban boundaries. (3) agricultural y will not be impaired. A literal reading of these The ricuiturai ♦ iabilit of the site wr policies would indicate that the project does not meet criteria (2) and (3); and, therefore,; could. not be found consistent with the General Plan. However, in 1987 the Butte County Board of Supervisors made the findings on. an adjacent parcel that five acres were consistent with the General Plan based on a .number of findings. It must be noted that these findings were made specifically for that project and do not necessarily apply in this instance. The project is also located within the Durham Dayton Nelson Planning Area.
