of 2 parcels. The present zoning is SR -1 (Suburban
Residential, l acre parcels') The sand Use Plan Map of the
Butte County General Plan'designates this area as
Agricultural -Residential. There are no specific o
community plans for the area.
The proposal does not conflict with County zoning nor any
adopted or proposed element of the Butte County General.

This project is a Tentative Parcel Map to divide 2.03 acres
into two parcels, a 1.03 -acre parcel and a 1 -acre parcel.
The property is located on the northeast corner of Lott Road
and Black's Lane, approximately '2600 feet north of Durham`
Dayton Highway, Durham area.
This parcel ,represents Parcel 1 of the tentative map approved.
on February 24 1986 for James R. Black. The Advisory Agency
approved the tentative map on AP 40-15-78 to create four par --
cels subject to nineteen conditions and three mitigation meas-
ures. The same conditions and mitigation measures will apply
to this tentative map unless previously met for the prior
land division.
A Mitigated Negative Declaration is recommended based on the
prior initial study for the James R Black tentative map
encompo,ssilg this parcel and additional land to the east.
Writteri agreement is needed from the applicant for the fol-
lowing mitigation measures:
1. Provide a permanent solution to drainage, including
protection of downstream and neighboring propertios,
and install the required.facilities.
