The '12.55 acre site lies on Xonos Avenue about 1100 feetnorth. of -its

about '1005 feet; to the west., The land its relatively level wage gentle
slopes to the southwest. An almond or ,I and and low-growing grasses
cover �n.os�t of the site. Wildlife on t�o =cludes 'bards, squry reels,
rabbits; rodents and other small wildlife.
The surrounding land uses are primarily almond orchards and rural resi-

the property. A metal building 1108 on the eastern portion;of,
parcel 2. Underl-ying grasses are evident beneath the almond
. trees
The surrounding land uses are primarily orchards (both almond
and walnut) and rural. residential. The Butte County lib eral P14A
designates this area as Orchard and Field Crops. Zoning is

99 to the east. The most recent traffic counts aux tligliway 99 near
the Chico/Skyway interchange ares x700 (peak` hou) 16,100 (pook

away from Highway 99 that the decibel level should not adversely
affect any residents.
Another noise source is thO Southern Pacific Railroad located to tho
west of the site. According to Air. Puller of the Southern Pa tific
Railroad, this section of railroad is used once a days S days a week,,
by a switching engine which hauls hopper cars and freight cars to
and from the Butte Creek Rook Company and the Jessup Door Company.
The train would utilize the, section of,k.ail,road near the Olker pro-
perty between about 2 p.m and 9 p.m.
The train would not exceed a speed of about 30 W1,05 per hour. The
noise factor from the railroad is not expected to be significant at
the present time due to the frequency of use and the moderate speed
of travel. Parcel I (tie parcel to be develpped for residential use)
is further away from the railroad than is parcel 2 which has an exist-
