First floor of Area #2 (Storage and Repair) - 9,038 sq. ft. Second Floor (Above Area #2 only) - 7,407 sq. ft. Roof only structure - 700 sq. ft. The building area listed above is existing, we are not adding any additional square footage. The building has a basic allowable area of 8,000 square feet for occupancy "M", "B", .and "S-3" for Type V -N. (We do have a small portion of the building, less than 500 sq. ft., that is occupancy "H-4".) We have separation on two sides, therefore the allowable area with increases is 12,000 square feet. In our discussion the building area is acceptable without an area separation wall. The second issue is the north and east walls. These walls are approximately 10 feet and 6.5 feet from the property lines. The existing construction is metal siding supported with metal girts and steel frames. The interior infill is wood construction for the mezzanine. In our conversation these two walls are acceptable as existing non -conforming.
