RE: SOUTHGATE INDUSTRIAL PARK, UNIT NO. I
Dear Mr. Glander:
Northern Neon has made application for a permit to construct their
new plant on Lot 15 of Southgate. The plans prepared by Rolls,
Anderson and Rolls show the building setback from the south-easterly
property line to be 14.5 feet whereas the recorded subdivision map
shows a 20 foot setback line.
At the,time the recorded map was prepared, it was our intention to
construct a cul-de-sac on Parcel A as shown to provide access to
future lots which would be created when Unit Two was developed. We
are presently preparing study drawings for Southgate Unit No. II and
have determined that the cul-de-sac will not be required. We will
retain title to Parcel A as it does border the extended Lot 12 of
which we are the fee holder. You will note that Parcel A was offered
to the County for dedication but was not accepted.
It should also be noted that the Declaration of Restrictions which
was recorded subsequent to the map in Book 1787 of Official Records
at Pages 395 et seq. permits the Architectural.Review Committee to
approve a lesser setback than that stipulated. The Committee has
approved the setback shown on the plans which accompany the application.
Please accept this letter as a notice of our intention to abandon
plans to construct a cul-de-sac on Parcel A as shown on the recorded
map and further, as notice of our approval and request for your approval
of the 14.5 foot setback as shown on the Rolls, Anderson and Rolls'
plan. `
