The plans prepared by Rolls, Anderson and Rolls show the building setback from the south-easterly property line to be 14.5 feet whereas the recorded subdivision map shows a 20 foot setback line. At the,time the recorded map was prepared, it was our intention to construct a cul-de-sac on Parcel A as shown to provide access to future lots which would be created when Unit Two was developed. We are presently preparing study drawings for Southgate Unit No. II and have determined that the cul-de-sac will not be required. We will retain title to Parcel A as it does border the extended Lot 12 of which we are the fee holder. You will note that Parcel A was offered to the County for dedication but was not accepted.
