ENVIRONMENTAL;SETTING Topographye Property encompasses approximately three acres. Bounded on the North by Humbug 8,oad (474 lin. ft.), and on the West by the Skyway (520,' lin. ft.). Easterly property line abuts private property and South property line crosses "Crouch DitcW, (abandoned irrigation ditch) adjoining an eas- ment 100' in width. Approach from Humbug Road provides access to existing structures on a plateau. Beyond utilized area of site property slopes: to a South Westerly direction to its juncture with Crouch Ditch and the Skyway. Again leveling off beyond Crouch ditch. - Soil on developed portion consists of a thin layer of topsoil over a lava flow. Soil is stable: and supports natural vegetat- ion of grasses. Sub strata of lava flow seems to discourage and inhibit trees. Just above the site scrub, oak and pine are in evidence. Valley Oak and Cottonwood trees along Crouch Aitch are the only'other plants There are no historical aspects associated with the property. Humbug Road does provide direct access to Honey Run Covered Bridge four miles to the east,,,Centerville Museum is also located several miles beyond this. Existing Structuress, Church Parsonage A res` ' .dence € of about 1,.200,;sq. ft. lies approximately 40' from the East property line and 22'5 feet South of Humbug Read. Housd>' is wood frame ranch style with stucco exterior. Church.. 4,OOo sq. ft. between residence and Humbug Road. Both House and Church are located on clear and level sites. The traffic will be, emitting ,carbon monoxides among other gases which will lead to a deterioration in ambient air quality from air emissions. The deterioration in air quality projected from this project is not likely to he: substantial, The impact ',is further reduced when looked at neighboring parcels which, are _vacant,' 3 h, C. The development of the sanctuary and parking area will geneirally decrease absorbtion rates of storm waiver into the soil and increase the amount of surface runoff from site.
