Gentlemen:
At the request of Mr. Popp, I have investigated the flooding
potential of the above referenced building site. The recently
adopted flood insurance rate map indicates that' this site lies
within a special. flood hazard area inundated by 100 -year flood from
Butte Creek and/or Comanche Creek. No base flood elevation has
been determined for this particular area so it was not possible to
simply reference the safe finish floor elevation to an established
datum. Instead, it.was necessary to analyze the general topography
of the area in order to determine the depth of flooding on the site
in question.
The site lies within a developed subdivision with curbs, gutters,
and an underground storm drainage system. In general, most
flooding that may occur on parcels in this area will consist of
shallow, sheet flows. It is my opinion that in a 100 -year event
the building site in question will not experience flood depths
exceeding one foot in depth above the adjacent street curbs. The
100 -year flood elevation at this site would therefor be at
elevation 205.4, USGS. The ground elevation at the proposed
building site is approximately 204.9 and the temporary benchmark
(southwest corner of the sidewalk near the southwest corner of the
garage) is elevation 206.09, USGS.
