Mr. John Mendonsa
Butte County
Department of Public Works
7 County Center Drive
Groville, CA 95965
[dear Mr. Mendonsac
Thank you for the opportunity to review a tentative parcel map for Cd omen's,
Inc. which would create a 15 --acre industrial: subdivision at the southr'aunt
quadrant of the Highway 99/Pentz Road Interchange.
This subdivision alone would not have adverse ,impacts to
State highway traffic,
but would contribute to cumulative impacts of industrial growth in this araoa.
Continued growth will require future interchange improvements, such as ramp
widening. Caltrans has no plans to construct these improvements therefore
the County should have a means of assessing fair -share _ developer fees.
The plan indicates a left. -turn lane to be provided on Pentz Road at the
subdivision entrance. This may require widening in the northbound ramp area.
Coe recommend the applicant contact the District Permits Office11-
1
prior to constructing .roadway improvements. (916) 7I483
We note the project entrance does not appear to line up opposite the entrance
to the proposed subdivision on the other, side of Pentz Road (Plateau Dark,
dated September 22, 1983). The Catt](,amen's entrance is located a reasonable
distance from the interchange ramp. We recommend the Plateau Park entrance be
realigned) when. developed.
Ir you have ;any questions on these comments, please contact Mrs. Jeannie
telephone (916) 741-4498. Baker,
Sincerely,
Brian J. it
