STAFF FINDINGS - May 20, 1,99,
The site is located or! the agricultural side of the Greenline in an Orchard and Field Crop
land use designation. Adopted policies clearly state, that the intention of the County is to
preserve agri,,.,Ultural lands, prevent
agricultural conversion of agricultural uses and reduce

of this project is likely to assure that this parcel will not be used for I any co , mmercial

agricultural unit and the, proposed use -Will not be in confli.-t with the surrounding uses,.

,I have resided in Butte County since 1960, as a, part
owner of a portion of the Ma.rybill Rartoh. From 1960 until
1976,`'when I moved to 2194 Oro-Chico-Hwy.:
Prior to 1959 the property in ;question was used as a
Concrete-Cement-Block and Drain-Pipe manufacturing facility'.
Sometime in the 1980-s, the site was used as a sto.tage and
repair -shop for JSP, Trencl),incg, At the present time it is used
by ,SLI as a prefabrication and storage facility of Hydro -
Electric Equipment
The property is not an economical viable agricultural.
unit. The existing use will not adversely " effect or be in
C,
conflict with surrounding uses,
I see no problems with traffic generated from this site
The existing traffic on Oro-Chico-Hwy., iso mostly Butte College
Students, going to and irora the college, The students 0seµ-Ok.6t o
..
Chico-Hwy.,, to avoid the traffic jams they create, at the on-
ramp of 99E and Durham Pentz Rd. Truck traffic consists of
v°
Garbage collectors using this road to avoid the Highway Patrol
and 99E. Other truckers, fuel tankers, fruit juice ,e'tc. and
farmers hauling almonds at harvest t,me.
The economics of the project, will benefit Butte county by
the revenue generated.
The mitigation measures are 'adequate except "No. 6, ,All: parts
and equipment shall Y s:'ored within a building or structure"
r
this requirement is unreasonable, there are tmes`vhen ;this
requirement will be `hard to be complied with.,

1 recommend approval of this use permit.
