did not pose an obstacle to surface inspection.

FROM; Planning Director
SUBJECT: Revised Report on Tentative Parcel Map of Martin Van Brt, A[' 41-12-94:
DATE: November 15, 1084
This is a proposal to divide 40 acres to create four parcels of
9.17 to 1.2.57 acres each. The present zoning is A-2 (General).
The hand Use Plan Map of the Butte County General Plan designates
this area as Agricultural. -Residential.
The proposal does not conflict with County zoning nor any adopted
or proposed element Of the Butte Count, General Plan nor any County,
specific or community plan. Thj.s finding is based, in part, on

and east one under hand Conservation Agreement grazln..g contracts

proposedisnot expected to set a precedent for extensive land
division activity nor substantially affect livestock grazing in
this vicinity.
Recommend approval, subject to the following mitigation measures:
1. Utilize standard erosion control measures and construction
practices to minimize erosion from road development ai-id other
grading activities.
2. Install culverts in any drainage courses crossed by toads or

Item 3b. Any increase in storm runoff caused by development
has been offset by the attenuating effect of holding
ponds which have been constructed on the property.
Item 3f. Placing gravel on. interior roads and drivewapi will
mitigate this impact.
Item. 5c. The existing graded homesite area is in the central portion
of Parcel. 4 at the toe of the steeper portion of the
property. A home in this location should noL cause
any problem to migrating wildlife.
Item 8. As stated in Item lg., this property and many nearby
parcels are currently 40 acres in size or smaller. A 40
acre parcel is not practical for rangeland grazing.
Conversion of these lands to irrigated pasture, which can
occur with development, will provide a practical use for
parcels of 10 acres, and will greatly increase the grazing
capacity of the land.
item 20. It is proposed that an archeological survey and clearance
be made a condition of approval. of the Tentative Parcel
flap .
It is noteworthy that 40 -acre parcel to the west
of this property was recently divided. Into four 10 --acre pa,fcels.
