Inter-Depaameintal Memorandum M Advisory Agency FROM; Planning Director SUBJECT: Revised Report on Tentative Parcel Map of Martin Van Brt, A[' 41-12-94: DATE: November 15, 1084 This is a proposal to divide 40 acres to create four parcels of 9.17 to 1.2.57 acres each. The present zoning is A-2 (General). The hand Use Plan Map of the Butte County General Plan designates this area as Agricultural. -Residential. The proposal does not conflict with County zoning nor any adopted or proposed element Of the Butte Count, General Plan nor any County, specific or community plan. Thj.s finding is based, in part, on Past official actions by the County in this vicinity includi tentative approval by the ng the Advisory Agency of a four Parcel division. (two at 7' acres, one at 10.5 and one of 14 acres) on AP 41-1.2-93 in March 1983. Though the adjacent large parcels to the north and east one under hand Conservation Agreement grazln..g contracts (160 acre ttiiri mum contract acreage) , division of this parcel, as proposedisnot expected to set a precedent for extensive land division activity nor substantially affect livestock grazing in this vicinity. Recommend approval, subject to the following mitigation measures: 1. Utilize standard erosion control measures and construction practices to minimize erosion from road development ai-id other grading activities. 2. Install culverts in any drainage courses crossed by toads or drivet•ays 3. Complete an archaeological survey prior to final map and comply with any mitj.gat.ion measures recommended a ncludingotential redesign of the tentative reap. p 8A8: It cc: Martin, Van Brt 9611s, Anderson and ,Zolls TCI: Butte County Advisory Agency FROM: Planning Director SUBJECT: Report on Tentative Parcel.
