cul-de-sac. On a PA. -C, since it would be '& private road, the standards

Mr. Mendonsa said that if the map is going to be re -drawn after, working

Mr. Mendonsa said Public'Works would probably ask for building setback
from the edge of the'roadway of about 20 ft. minimum. Since the lot:i
would be sold individually, a condition would be that a tentative and.a
final map Would have to be filed. The final subdivision map would
actually create the lots to sell. He said there wau Id be the usual
Public Works conditions. The next step from this point, Would be to work:
out the problems with the Health Department. If there is a new fire
station set up, the fire protection will not be a problem.

The historical use of these lands has been for pr;sture. Due to
poor soil condition:i the land is unsuitable for most crops. The
soil.. on-site is mostly Pbntz Clay Loam. oT variable depth (2-7 feet)
and exhibiting poor subdrainage. Most of the adjacent ,lands are
,,still opengrazing lands. There are sizable land holdings -to the
'south and oast which are under WilIia4,,son .Act Land Conservation
Agreement 'Contracts: The 7,000 acre Lucky Seven Manch which is
located nearby is owned by Lea Martin. Development of the sub-
jest property, should not seriously conflict with ranching aper-
ntions on n6:.ahboring properties.

Groundwater supplies in •t-he area may be a limitation to the: creation
of!a residential project at the proposed density. Some Wells yeild
water grudgl,ngl.y and when, fire protection requirements are added to
domestic usk., requirements; the adequacy of the supply is questionable.
Wells in the area are over 300 feet deep and for the most part 'yield
water in the 35-60 GPM range. The Butte County EnvironmentAl Health
Department requires that a continuous domestic water supply be shown
for the croation of pvojects with t density equal to or less than
I dwelling unit per y acres.
Soil conditions may limit the iinqtallation of lmk site; Sewage disposal
systems. The soil depth over most of the Bite is inthe 2-7 foot
deep range. Subdrainage is poor and slow. Percolation rates in the
area generally average 40-60 minutes per inch.. The soils are gen-
orally dry an' d subject to cracking. At least 2-3 feet of soil depth
is needed for areas to be used as common leachfieids. Sewage dis-
posal reg .,;remonts are key determining (actors in, the feasibility of
this proin,,sal:
