The present zoning is T" (Unclassified) and S -H (Scenic Highway). The .Land Use Plan Map of ibe- Butte County General Plan designates this area as Grazing an6 OPen Land. There are no specific or community plans for the area. The subject 3:62 acres is zoned S -FT (Scenic Highway), Parcel No. 041-150-031 would be reduced to 25.31 acres. The present General Plan designation of Grazing and Open Land requires 40 acre minimum parcel sizes. However, the project is consistent with the present zoning designations. The proposal does not .conflict with County zoning nor any adopted or proposed element of the Butte County General Plan nor any County, specific or community plan, 'i'he proposed project is categorically exempt from the requirements of the California Environmental Quality Act in accordance with Seciion 15305 of the Public Resources Code which states "CIass 5a consists of minor alterations :. , which do not result in any changes in land use or density . ."
