NOTICE TO BUILDERS
Before your building permit can be issued, your plans must be checked for compliance with the California Building Codes. In
addition, your plans are routed to other regulatory entities including but not limited to Planning, Public Works, Environmental
Health, and the California Department of Forestry for their clearances and approvals. There are some things you can do to
expedite your permit:
D Make sure your application is complete.
• Be responsive to requests from County departments for any additional materials or requirements.
The Building Division places its highest priority on processing building permits as quickly as possible and each day that passes
without a complete application adds to processing time.
Every permit issued by the Building Official shall expire and become null and void if the work authorized by such permit is not
started or completed within one year from the date of issuance of such permit. A permit may be renewed (for a fee) prior to
expiration an indefinite number of times, provided construction progress has been documented by the Building Division during
each year during scheduled inspections. No changes may be made in the original plans and specifications for such work. In
order to reinstate action on a permit after expiration, the permittee shall pay a new full permit fee and additional plan checking
and documentation may be required. Upon completion of work covered by this permit, please contact this office for final
inspection. As a reminder to you, it is illegal to occupy this building or any portion of the building for which this permit is
issued without a final inspection.
EXPIRATION OF PERMIT APPLICATION AND REFUND POLICY
Application for which a permit has not been issued will expire one year after date of application.
Refunds may only be made upon written request by the person who originally paid the fees. Refunds for permit applications
(not yet issued) must be requested within two years from the date of fee payment. Fees paid at the time of application are
for Plan Check and administration. The Plan Check portion of fees is refundable only if the permit is cancelled or withdrawn
before any plan checking is done. Building Division costs will be deducted prior to authorizing a refund and a charge of
$54.99 to process the refund application will be assessed. Refunds on permits (issued) may be requested prior to the expiration
of the permit, provided no work has been done pursuant to the permit. An Inspection may be required (and deducted from any
refund amount) to determine no work was done.

As we discussed, Metro PCS would like to collocate twelve (12) panel antennas at a height of 65' on the
existing 100' monopole and place related equipment and utility cabinets within the existing fenced lease area
at 201 Table Mountain Blvd. The proposed antennas and equipment will allow Metro PCS to provide
improved wireless coverage to the residents, businesses and emergency care providers of Butte County with
little, if any, visual impact. The facility will be unmanned, but visited approximately once per month for
routine maintenance purposes. Metro PCS will obtain all required building permits prior to the start of
construction.
A photograph of the existing site is enclosed for your reference. Upon approval, please sign the

Pursuant to the provisions of the Zoning Ordinance of the County of Butte and the special
conditions set forth below: Chico MSA Cellular /Fletcher Brown is hereby granted a Use
Permit in accordance with application filed: Use Permit to allow the installation of a
cellular telephone facility as a public use on 3,000 square feet of land zoned "U" located
on the northeast corner of Table Mountain Blvd. and Table Mountain Ranch Drive in the
north Oroville area.
I. Failure to comply with the conditions specified herein as the basis for
approval of application and issuance of Permit, constitutes cause for the
revocation of said permit in accordance with the procedures set forth in the
Butte County Zoning Ordinance, including Butte County Code Sec. 24-62.
2. Unless otherwise provided for in a special condition to this use permit, all
conditions must be completed by the Permittee within 12 months of the
delivery of the countersigned permit to the Permittee.
3. If any use for which a use permit has been granted is not established within
one year of the date of receipt of the countersigned permit by the Permittee,
the permit shall become null and void and reapplication and a new permit
shall be required to establish the use.
4. The terms and conditions of this permit shall run with the land and shall be binding
upon and be to the benefit of the heirs, legal representatives, successors, and
assigns of the Permittee.
SPECIAL CONDITIONS:
1. Finish and/or paint the cellular antenna tower with a natural color that is
compatible with the landscape of Table Mountain. The color shall be approved by
the Planning Division prior to installation.
2. At such time the permitted tower is no longer needed at this location, or no longer
needed to be the permitted height, the applicant shall either remove the tower or
shorten the tower in response to future service needs.
3.. Meet the Fire Safe Regulations of the Butte County Fire Department and PRC 4290
excluding the requirements for on-site water storage.
4. If hazardous materials are to be stored on-site, meet the requirements of the Butte
County Environmental Health Division, including the filing of a Business Plan.
5. Tower and/or antenna height shall not exceed 150 ft..
6. The tower shall be constructed to structurally accommodate future antenna
installations by other cellular operators who shall be permitted to acquire space on
the tower without obtaining additional Use Permits.
7. Applicant must also comply with all other applicable State and local statutes,
ordinances, and regulations.

Minor changes may be approved administratively by the Director of Development Services
upon receipt of a substantiated written request by the applicant. Prior to such approval,
verification shall be made by each Department or Division that the modification is
consistent with the application, fees paid and environmental determination as conditionally
approved. Changes deemed to be major or significant in nature shall require a formal
application for amendment.
