Today I received revised plans for an efficiency dwelling unit with an attached garage. The
EXISTING previously permitted garage and covered porch should only be that—a garage
and porch. There should be no bedroom in the building, no habitable space at all. Prior to
issuance of the current permit, an inspector will be sent to the property to see what exactly is
there.
2. The permit to convert a portion of the original building to living area and to add a kitchen is
-- no longer valid. I have thrown those plans and energy calculations away.
3. Now we will look at your application for the dwelling and garage. We will need.a letter of
�j intent concerning the two structures.
4. Your floor plan is not to scale. It calls out 24 feet for the dimension of the living unit, but
r scales to 26 feet. That will need to be corrected. The wall furnace cannot go in the wall
between the house and garage, and must be a direct vent unit. Provide a new location and a
listing for the unit.
5. We will need more in the way of plans. Provide a complete roof -framing plan; detail how
you intend to join the buildings at the roofline. You may need engineering for the extra roof
framing over the patio cover. Provide dimensions on everything, -including the distance
between the buildings. Provide a floor plan, to scale, of the entire project, old and new.
Label all rooms and areas. Show the locations of all firewalls on the floor plan.
6. Efficiency dwellings require a separate closet in them. Please include a closet on the floor
plan.

7. Provide the correct size and combination symbol for the glu-lam garage door header.
8. Reinforcement is now required in all foundations. Please. show this on your plans.
9. You may be eligible for a partial refund of the permit to convert a portion of the existing

1. Per my last letter, we do not allow accessory buildings on parcels if there is no primary
dwelling. In response to a voice mail from you, I took a look at what you are proposing to
do. I have discussed this with the Principal Planner and the Assistant Building Official. We
will not issue the permit for the storage/shop until the permit for the living unit is FINALED.
Only then will you have a dwelling unit for the accessory building.
2. The permit for the living unit has not been plan checked, as it hasn't worked its way up in
line yet. However, after taking a quick glance at the plans, I find many problems. Every
dwelling unit must have a 3 -foot door to the outside. I don't see a gas water heater. We will
need complete plans of the entire building, to scale and dimensioned. There should not be an
existing bedroom in this building. It was permitted as a garage with a bathroom only. This
will be classified as an efficiency dwelling unit. It does not meet the requirements of this
type of unit. It needs a living area (not including kitchen, bath, and hall) of at least 220
square feet. I have enclosed the code section. You will need adequate bracing for the kitchen
shown on the plans. You will need to show a refrigerator. There is a 6 -foot separation
between buildings required. A plan check has NOT been done for this permit. Since this
configuration does not comply with size requirements of the UBC, you will probably have to
make a new application for a larger dwelling.
3. We will not plan check the storage/shop until the other permit comes up for plan check. If
you decide you do not want to proceed, please let us know before plan check.
